Roofing in Tulsa — from the 1920s bungalows to the 2020s builds

Tulsa is where most of our Broken Arrow crews started, and it's fifteen minutes up the Broken Arrow Expressway. We work all of it, but the calls cluster in three places. South and east Tulsa — the grid from 61st to 111th between Sheridan and the county line, the Union and Jenks-adjacent subdivisions, the streets around Woodland Hills — is 1975-to-2005 housing with steep two-story roofs, a lot of them replaced once after hail and due again. The weather doesn't distinguish. The Father's Day derecho of June 2023 put its worst wind on Tulsa proper — the city reported $16.6 million in damage and more than a million cubic yards of tree debris — and the May 8, 2026 hail and the March 7, 2026 storms hit north Tulsa hard enough to take the roof off part of Tulsa Tech. Tulsa County averages about twenty spotter hail reports a year and has for two decades. A Tulsa roof gets inspected after every one of those, or it leaks after one of them.

Old roofs, old layers, old chimneys
Midtown Tulsa roofs come with three things a 2005 Broken Arrow roof doesn't: multiple layers (we've found four), spaced-board decking under them that needs to be sheeted before modern shingles go on, and brick chimneys with counter-flashing that was never cut into a mortar joint. All three are in our price when they're on your house, and all three are the reason a low bid on a Maple Ridge roof is usually a bid that hasn't looked in the attic. Historic-district homes may also have design guidelines on visible roof materials; we check before we quote a color.
Permits in Tulsa
The City of Tulsa issues residential building permits through Development Services, and whether a re-roof needs one depends on the scope of the job — repairs don't, full tear-offs that replace decking generally do. We confirm the requirement for your address before we start and pull whatever's needed. Tulsa County's unincorporated areas have their own rules.

Every day. South and east Tulsa are closer to our crews than parts of Broken Arrow are, and midtown is a fifteen-minute drive up the BA Expressway.
My 1930s house has three layers of shingles. What does that mean for the price?
It means a tear-off to the boards, probably new decking over the old spaced sheathing ($85 to $130 a sheet), and a disposal line that's bigger than usual. It's still cheaper than roofing over it, which no reputable roofer will do on a third layer and the code doesn't allow.
Is my Tulsa roof old enough to be a problem at renewal?
